1. Scope and Acceptance
These Terms and Conditions regulate the provision of accommodation services at “Azulmaris.”
Booking a stay implies full acceptance of these terms.
2. Reservations and Payments
- A 50% deposit is required at the time of booking to secure the reservation.
- The remaining balance must be paid no later than 14 days before arrival.
- Accepted payment methods: bank transfer, credit card, PayPal.
- A security deposit of €1,000 will be blocked on the guest’s credit card at check-in and released within 2 days after check-out, provided no damage or loss has occurred.
3. Cancellation Policy
- More than 30 days before arrival: full refund – no charges will be applied.
- Between 30 and 14 days before arrival: refund of 50% of the total booking amount.
- Less than 14 days before arrival: no refund – the total booking amount will be charged.
- No-show: the total booking amount will be charged.
4. Check-in / Check-out
- Check-in: from 15:00.
- Check-out: until 11:00.
- Self check-in is available via smart lock.
- Late check-out may be available upon request and subject to extra charges.
5. Occupancy and Guest Rules
- Maximum occupancy: 4 guests (including children).
- All guests must be declared at the time of booking.
- Visitors are not allowed to stay overnight.
- Minimum age to book: 18 years.
6. House Rules
- Quiet hours: 22:00 – 08:00.
- Smoking is only permitted on the terrace.
- Pets are not allowed.
- Parties and events are strictly prohibited.
- BBQs are not allowed; cooking is only permitted in the kitchen.
7. Cleaning and Waste
- Cleaning, linen, and towels are provided at check-out only.
- Washing machine is available in the apartment for guest use.
- Waste separation is mandatory; recycling points are located directly in front of the property.
8. Liability
- Guests are responsible for any damage caused to the property or its contents.
- Lost keys and damaged items will be charged to the guest.
9. Safety
- Guests must exercise caution on the terrace and avoid leaning or climbing over the safety barrier.
- The property is equipped with basic safety equipment: fire extinguisher, fire blanket, first aid kit, and emergency contact numbers.

Guests can submit complaints through:

11. Applicable Law
These Terms are governed by Portuguese legislation, namely Decree-Law no. 128/2014, as amended, and other applicable legal provisions.
